Pure Offices Cheltenham VRF AC & Electrical Mains Power Installation

Pure Offices provide a wide range of private office space to rent in Cheltenham, offering high-standard workplaces for organisations of all sizes. The building has been designed to prioritise flexibility and well-being, with unfurnished office suites allowing tenants to shape the space to their own needs.

Project Requirement

Deloitte LLP occupies the second-floor right-hand wing of the Cheltenham site, consisting of 10 cellular offices, including a mixture of meeting rooms and general staff offices.

The base building is heated via a central boiler plant and radiators throughout. However, Deloitte LLP required an independent system to provide comfort cooling and primary heating specifically for their leased office accommodation.

Spectra Energy Group Delivery

Spectra Energy Group acted as main contractor, completing the project predominantly out of hours to minimise disruption. Our full design and build (D&B) responsibilities included:

Design & System Selection

Initial design survey of the building
Selection of a new Samsung VRF air conditioning system
Design and installation of a bespoke plant area for the external condensing unit

Installation Works

Full installation of the VRF system including internal and external plant
Electrical mains power design and installation, including fitting a dedicated kWh meter
All associated builders’ works for the external condenser compound

Fan Coil Units & Controls

9 Samsung compact 4-way cassette fan coil units installed within the cellular offices
1 Samsung Wind-Free wall-mounted unit installed where space restrictions required
Individual room controllers in each office with ±3°C adjustment from a 21°C baseline setpoint
Installation of a Samsung central controller with a 7-day timeclock and automated stop signals to prevent unnecessary operation outside of business hours

Energy Monitoring

A dedicated kWh meter was installed on the condensing unit electrical supply, giving Pure Offices full visibility of Deloitte LLP’s energy consumption over the year.

End Result / Client Feedback

Deloitte LLP received a new energy-efficient Samsung heat recovery VRF system, delivering:

ROI of under 7 years
Expected equipment lifecycle of 20+ years

The client also benefits from a 7-year extended manufacturer parts warranty, providing long-term assurance.

All work was completed out of hours with zero disruption to building occupants. Pure Offices commended Spectra for providing full main-contractor oversight, including:

Access and egress management
Fire alarm isolations
Nightly permits for general and hot works
Leaving the building clean, tidy and operational each morning
